Why invest in Florida real estate?

Demographics, local taxes, seasonality and real running costs: what makes the Florida market distinctive for a French-speaking investor.

Florida attracts French-speaking investors for three reasons that are rarely stated in the right order.

Demographics

The state gains residents every year, driven by internal migration from the north-east and by immigration. Renewing rental demand is the first safety factor in a rental investment, ahead of the headline yield.

No state personal income tax

This is real, but often misread. Florida levies no personal income tax, which simplifies a non-resident return, leaving only the federal obligation. It removes neither property tax, nor sales tax, nor the tourist development tax on short-term rentals.

The short-term rental market

It is deep, but regulated at county level and sometimes by the condominium association. Before buying with Airbnb in mind, the question is not the advertised yield but whether the use is lawful at that exact address.

The costs European buyers underestimate

Property insurance, particularly wind and hurricane cover, has risen sharply and now weighs on returns. Association dues, special assessments after structural work, and property tax reassessed on purchase complete the picture. A budget built on the seller numbers is almost always optimistic.

The tax side, to settle before buying

Ownership structure, exposure to US estate tax, the net-basis election on rental income, ITIN: these decisions cost little when taken before the purchase, and a great deal when repaired afterwards.
